A pair of commercial properties in Northgate, occupied by a 7-Eleven and a Starbucks, have changed hands in a combined $10.2 million transaction after attracting strong investor interest. The two purpose-built properties on Toombul Road achieved a blended yield of 5.50 per cent.

The transaction was brokered by Stonebridge Property Group, which said the two marketing campaigns generated 276 enquiries. According to the agency, the level of interest reflected demand from private investors for recently developed metropolitan retail properties leased to established global brands.
Completed in 2023 by Brisbane-based developer Deluca, the neighbouring properties occupy prominent freehold sites about nine kilometres north of Brisbane’s CBD. The sites front Toombul Road and, according to the marketing campaign, are exposed to more than 40,000 vehicles each day.

Both the 7-Eleven service station and the adjoining Starbucks are secured by 12-year net leases running until 2035. The lease agreements also include options that could extend occupancy through to 2055, together with fixed annual rent increases of three per cent.
Stonebridge said the response to the campaigns demonstrated strong demand for newly built convenience retail and fast food investments in established metropolitan locations, noting that opportunities to acquire comparable assets are relatively uncommon.
The agency also said investors were attracted to assets that would be difficult to replicate under current land acquisition and construction conditions. It attributed buyer interest to the combination of long-term leases, substantial landholdings and the potential for future rental and land value growth.

Northgate is located about nine kilometres north of Brisbane’s CBD, with Toombul Road providing a key connection through Brisbane’s northern suburbs. The adjoining 7-Eleven and Starbucks form part of a modern commercial development completed in 2023.
The identities of the purchasers were not disclosed. The transactions followed marketing campaigns that generated hundreds of enquiries, reflecting the level of investor interest reported by Stonebridge.
